Staging has become one of the most common marketing tools used by today’s home sellers and Realtors to increase the speed of selling a property as well as selling it at the top market value.
There are many blogs and articles out there that give advice on staging your house or apartment. They all tell you the same thing: de-clutter, de-personalize, neutralizing, clean, do home repairs, fresh coat of paint, curb appeal, etc. So you have done all that and now you think you have staged your home.
Sadly, NO! There is one thing that all these articles don’t tell you: These things are only the precursors to staging! The most important step when staging is THE SHOWCASING!!
Every market area has a distinct target buyer and every property has unique features which need to be highlighted and showcased to capture the sophisticated eye of today’s buyers. A great staging, besides highlighting the desired features of your property, connects with target buyers on an emotional level. It presents buyers with a lifestyle experience they are dreaming of. After all, purchasing a house is typically the buyer’s single largest investment and they need to be able to see themselves living there. Only about 10% of buyers are visual. If the décor does not appeal to them, the home does not FEEL right and they will move on to the next property. This means also vacant houses and new constructions need to be showcased. Contrary to believes, vacant rooms appear smaller than those with furnishings and décor. A vacant property does not feel like a home. Buyers have nothing else to focus on other than negative details of the property. Buying a house is an emotional purchase, so bring the emotions in!!
Since every detail counts, the showcasing may involve adding or replacing décor, artwork, lighting, and sometimes also furniture in a strategic way, always keeping the target buyer in mind.
